I put a lot of work into researching Roman hotels
so I'm particularly pleased that I hit the jackpot with Prime St John.
Modern hotel:
this seemed to be the only modern hotel I could find in Rome
within reasonable price bracket.
Most hotels boast about "authentic 18th century building"
which unfortunately usually means creaky stuff that doesnt work.
While I appreciate old buildings from the outside,
I dont like tolerating what "old" means to sleep in.
Here, the beds were super comfortable, though the rooms did overheat (in late November!)
The lobby / bar area is super classy looking, though they could use the area more,
there's a lot of expensive classy Italian sofas lying around in an empty room downstairs
which they could be using as a more lively bar area.
We'd like to bring our daughter next time,
so I was glad to see a few children in the hotel, though most people seemed to be
couples in their 30s/40s.
Central:
5 minute walk to metro.
Another scary term for Roman hotels is: "away from the hustle and bustle of Rome",
which seems to translate as "in Milan".
Reasonable:
€200 for 2 nights seemed to be a great deal for a 4 star.
Only snag:
I thought charging for WiFi in a 4 star hotel was a little stingy,
you'd never expect to pay for it in most hotels in Dublin.
Breakfast:
Most reviews of Roman hotels seem to slate the breakfast.
I can only conclude that Italians dont really value breakfast as a meal
as much as perhaps people in Ireland, England or northern Europe do.
To them, breakfast isnt a meal, its just an esspresso with a croissant.
In this hotel, breakfast was good, you couldnt complain about it,
but not spectacular, maybe at 3 star standard.
The one shock for me as a coffee lover was the sight of a coffee machine !!!!
from which we were supposed to get coffee, though it transpired that it was decent enough.
Nice scrambled egg, average cooked ham,
average juice (from concentrate which seems to be the norm
- you wouldnt get away with that in a 3 star in Dublin)
and then assorted cereals and yoghurt.
Overall, we were delighted with the quality, comfort, location and price.

No russian TV-channels
Poor breakfast for ****.
Coffee - the tinted water, the weak coffee automatic machine is not sufficient for such quantity of visitors, water hardly warm.
A day before arrival have removed from a credit card cost of one day from five, at departure took payment for all five days, now problems.

Very small room and definitely not 4*.. Air cond.and heat not working. No tissue in BR but there was TP..No ice or wine glasses in room. Small fridge not working. No one could fix it.. no place for 2nd suitcase.Beds very uncomfortable....... How can they say this is a 4 star hotel...
I will say the two people on the front desk were quite good but it seemed that they were short of other people to make the hotel wotk.. WE were two couples, my wife and my son and his wife.

There are several positives and negatives about this hotel. First the positives. The hotel is very close to the Metro (underground) which connects to the Termini station. The hotel is close to most of the major attractions which includes the Colosseum. You could walk around to these places. The hotel can organize tour guides who pick you up from the hotel. If you opt for AM tours, they come to pick you up from the hotel at 6.30 AM in which case you will miss the breakfast. The continental breakfast in the hotel was good.
Negatives - The hotel is about a 3 Star property not as advertised as 4 Star property by international standards. The deluxe room was very small. There is no room service since there is no restaurant in the hotel as advertised. The restaurant only provides you with breakfast. No internet connection in the room. You get the wireless connectivity in the room but just cannot connect to the internet. You can only connect to internet in the lobby (it costs about 10 Euros for 24 hrs). The shower room was very small and bath accessories were not of quality standards which suit a 4 star hotel. The hotel provides you with breakfast box if you plan to take a tour guide since the breakfast is severed only from 7AM to 9.30AM. The breakfast box only contains a croissant, an apple, an apple juice, jam, butter, cheese and toast and this is no way close to a continental breakfast.

The breakfast could definitely be richer , although the things that were there was ok .
On the site it said "wifi on the room" wich is not true (only at the lobby) and costs 5 euro for 2 hours .
Very quiet , sound proofed rooms ! , bravo !

The main corridor to our room and the dining area were hot. That said, in all we had an ecxcellent weekend and would recommned this hotel to anyone.

Apart from nice people at reception desk, nearly no service: poor continental breakfast, one barman both delivring drinks at bar and to rooms. We knew that no restaurant where avalable in hotel, but hotel desk information about nearby restaurants were limited (one basic pub type) when we discovered an interesting selection from basic to high level within 10 mn walk from hotel. Good points are quiet nice (a bit small) rooms, closeness to Coliseum and St John of Latran and very good underground connections to go to center city.

No cumplieron con ninguna de las peticiones que he realizado antes de completar la reserva. Las habitaciones son muy pequeñas. El desayuno tiene muy poca variedad. Anuncian un fabuloso restaurante y no tienen ningún restaurante. He pasado por más de 20 hoteles y nunca estuve tan desconforme.

Rooms very nice and clean, new furtniture, very friendly hotel staff, standard double room a bit small though
Only 10 minutes walk to the main antique Roman attractions, less than 5 minutes to the metro station with connection to the main sights all around the city
Breakfast could have more choice and a bit more healthy
All TV channels are in Italian, would be nice to have at least some English news channel (CNN, Sky, Euronews)

Clean, furniture in good condition, small room. Good air conditioning but only on/off control in the room. Staff responded politely and well to all requests. Breakfast very good. Taxi call service was efficient with a wait of 3 to 5 min any time of day. Did not use the bus/metro connections to the area so cannot comment.

The only bad thing I have to say about this hotel is that their own taxi service is very expensive and is way above the normal rate.

Bad points :
The breakfast should be at least with mark product. Even if there is no many different product (a fact that you could improve), as a hotel that welcome international customer you should provide them with product that are known ... it is a minimum.
The bakery is not as good as it has to be (i travell a lot in europe and saw breakfast of better quality even in poland nor germany) ...
Good points :
a quality service with enjoyed people, even for a gay couple. We were not prepared to such a good welcome ! I will recommand this hotel !

We enjoyed our stay at the Prime Hotel St John and we will be back. Making the booking by internet was quick and efficient the whoel process was very good.

We stayed in the Hotel for 3 nights. On arrival to the hotel we were put into a normal room even though we paid for a deluxe room, once I brought this to the attention of the receptionist we were moved to our correct room. Being our first time in Rome we were not in the hotel alot. The room was lovely and maintained very well, nice facilities too. The issues we noticed were the lack of staff on the front desk at busy times. Also the fact that food is only served in the hotel at breakfast times and at dinner times (19.00 - 22.00) there is no room service available either.
All in all it was a pleasant and enjoyable stay.

We think architecture, aspect, cleanliness of hotel is almost perfect and accord with the 4 stars. Location is also very good, near Coliseum and St. Giovanni di Laterano. But Services within the hotel are quite poor. No restaurant, you can not order a sandwich in the room or at least we could not find the room service menu. Breakfast very poor for a 4 star hotel. No iron services ...

I suggest you to have dinner service, including room service, until midnight. Also, you could install some snack machines, because I had some difficult to have some meal after 10pm.
However, I do recommend the Saint John Hotel to my colleagues and hope I'll be back soon with my wife.

Asked for wake up call to get to airport...didn't happen and they tried to say we never picked up phone when it rang so they are also liars. Food over priced. Rooms extremely small. Hotel overpriced

The good points were the location, the breakfast, and the service. The only downfall was the size of the room. But with as much as there is to see in Roma, time in the room is only for sleep anyway.

The staff was great, very friendly and obviously trying to please. We liked them a lot. The property was very nice, although not as pictured on the internet. At first I thought we were at the wrong location when we drove up. The room was clean and decent sized. Very quiet at night. Breakfast was outstanding. Our only complaint was that the room got too hot at night the last two nights, and we couldn't get the air conditioning turned back on. It had been fine, but after a temporary cold snap they apparently reprogrammed the system to disable the A/C and we were unable to get them to turn it back on, although they did try. All in all, though, we were pleased and would return.
